DUNBARTON ZONING BOARD OF
ADJUSTMENT
MONDAY, NOVEMBER 19, 2001
TOWN OFFICES – 7:00 P.M.
The regular monthly meeting of the Dunbarton Zoning Board of Adjustment was held at the above time, date and place with Vice Chairman John Trottier presiding. The following members were present:

John Van, Alternate
Scott Ives, Alternate
The
Vice Chairman confirmed with the Secretary that the public notice had been
posted in three places throughout the Town and published in the Concord Monitor
for one day.
The minutes of the previous meeting of Monday, October 15, 2001 were approved as written by a motion from Gertrude Dulude and seconded by John Van. The motion passed unanimously.
7:00 p.m. – PUBLIC HEARING FOR A REQUEST FOR A SPECIAL EXCEPTION FROM ROSA A. SUTERA TO ALLOW HER TO OPEN A BEAUTY SALON AT HER HOME LOCATED ON 125 CONCORD STAGE ROAD IN THE LOW DENSITY DISTRICT IN DUNBARTON, NH
Rose Sutera appeared before the Board and stated she wanted to open a beauty salon at her house on 125 Concord Stage Road. She stated she had three children and wanted to be able to work out of her home and take care of the children. She stated she felt it would be something good for the community in that people would not have to travel to Concord or other to get their hair done.
She stated their house was the house closest to the Transfer Station on the right side of the road. She stated that the house was newly built in August of this year.
She stated she would like to convert the existing garage to the beauty salon. The size of the existing garage is 22’ x 24’. She stated she would like to have two stations. Would install a handicapped bathroom for clients in the garage. Would be all contained within the garage.
The Board advised her that they would need to see a site plan of the property along with other items as follows:
1. Site plan (including where the existing septic system is located)
2. Parking layout
3. Egress from house etc.
4. Sketch of the garage area and access
5. How many employees
6. Hours of operation
7. Whether a separate septic system would be required because of chemicals, etc.
8. Whether a holding tank would be required.
9. MSDS sheet of what products she is proposing to be using and how it relates to the environment.
10. DOTdriveway permit for a business. (Existing driveway permit is for a residence)
The Board advised her that there were questions that would have to be answered prior to the granting of the Special Exception. She was given a copy of the questions for a Special Exception.
MOTION:
John Herlihy made a motion
that the Dunbarton Zoning Board of Adjustment continue the Public Hearing until
such time as the applicant is prepared with the items requested by the Board. The motion was seconded by Scott Ives and it
passed unanimously.
Mrs. Sutera was advised to call the Secretary when she was prepared for the Public Hearing. It will be either in December or January.
The meeting adjourned at 8:00 p.m.
